Landlord, Landlady and Money - Buying properties in Greece

Greek society is one where nearly 99% of the house owners and land owners are ladies. Their male counterparts are quite content working outside and bringing bacon for the family. While meeting the landlady for renting properties such as a house or apartment in sporades may be quite interesting, you should be prepared for some inquisitive queries from her. Don’t get annoyed, it is just her way of trying to know more about you and they are very hospitable.
What next? Obviously it is money. The law of the land in Greece requires that the lease should be of at least three years at the minimum. You could have the lease for longer or shorter periods in mutual consent with the landlady. If you are not going to buy house but renting it then initially you will have to pay three rents. Two are as securities and one for the month you start staying there effectively. Avoid the short term lease since it would be rather expensive compared to the longer 3-years lease. Similarly, if the apartment is furnished it would cost you more than an unfurnished one.
If you do not pay your rent for three consecutive months, the landlady can legally evict you. The security may be confiscated. She has also some responsibilities too like color coats, repair the leaking pipes and covering holes in the wall etc. Also bear in mind that amendment to lease of property can only be by mutual agreement as it overrides the original one.
